Terms & Billing
Last updated October 17, 2026
These terms cover the home HVAC monitoring subscription from Comfort Utility, LLC. Questions are welcome at wes@comfortutility.com.
The service
We install monitoring equipment on existing residential HVAC systems and provide:
- remote collection of supported HVAC operating data;
- personal review and analysis of potential issues before we notify you;
- notifications of relevant issues by email or text, according to your preference;
- at least one monthly report with a useful insight about your home's HVAC operation.
There is no customer dashboard.
Price
The subscription is $10 USD per month per home, plus applicable taxes. It includes up to two HVAC systems; each additional system is $3 USD per month. Installation and use of the monitoring equipment are included, and there is no setup fee.
- 1 or 2 systems: $10 USD per month
- 3 systems: $13 USD per month
- 4 systems: $16 USD per month
An indoor unit and the outdoor unit it works with normally count as one system, and several thermostat zones do not necessarily mean several systems. We confirm the system count with you before enrollment.
A request is not a subscription
Sending a request through this website, or emailing us, asks for information only. It does not start a subscription or authorize any payment.
When billing starts
Billing starts only after the monitoring equipment is installed, monitoring activation is confirmed, and you have agreed to enroll and to recurring charges. Charges then recur monthly until you cancel.
Cancellation
- There is no minimum term and no cancellation fee.
- To cancel, email wes@comfortutility.com before your next renewal.
- Whether a cancellation came before a renewal is decided by the time we receive your email, not the time we process it.
- Cancellation stops future renewals. Service continues through the end of the billing period you have already paid for.
- An ordinary cancellation does not receive a prorated refund for a partly used month.
Billing errors and service problems
If we bill you incorrectly, we will correct it. If the service did not work as it should have, contact us at wes@comfortutility.com and we will review it individually to decide on an appropriate refund or credit. Nothing in these terms limits any refund you are entitled to under applicable law.
Monitoring equipment
The monitoring equipment remains the property of Comfort Utility. After you cancel, we will arrange its removal or pickup with you. Please do not disconnect it yourself. Your cancellation, and the end of billing, do not depend on when the equipment is picked up.
What monitoring can and cannot do
Monitoring depends on power, internet connectivity and the sensor data available. It cannot detect every problem or guarantee that equipment will not break down.
A report that no issues were detected means none were found in the available monitoring data; it does not certify that the equipment is free of faults. Missing data or a lost connection is not reported as normal operation.
Potential issues are reviewed by a person, which means alerts are not immediate and support is not staffed 24/7. Comfort Utility is not an emergency monitoring service, a repair service, or a substitute for needed HVAC maintenance, and the subscription does not include repairs, warranties, insurance or replacement equipment.
